Apartment Tenant Improvement

The complex needed a new and enlarged leasing office, and especially one that was visible from the street and was inviting to prospective tenants. the original offcie in the same location was too small for the management’s needs and faced a side parking lot, which obscured it from visibility and any public approach. The project required that two trees be removed for the new front steet facing entry as well as Planning Department approval. The trees were removed with over the counter permits before we made the planning submittal application do that the issue was decoupled from the planning revie process. The existing second floor deck above was removed and the space was used to create a new lofted two-story entry. The existing toilet room was enlarged to make it accessible, and the parking space and path of travel to the office was made accessible. The client was so delighted with the result that they hosted a grand opening party for their friends, and of course…. their architects!
